The original house had cracks on internal walls and ceilings, on examination these were found to be due to an unsupported wall in the bathroom..
This was removed along with existing timbers, all roofing timbers, floorboards and doorframes. All windows replaced.
New timbers and RSJ beams installed.
Two existing smaller bedrooms combined. Timbers to be replaced with front to back alignment.
The rear foundations were examined for proposed build.
All existing walls stripped back to the brick, wall removed between dining room and existing downstairs toilet. Date of 1951 found on exposed timbers, likely build date.
As per survey, brick ties examined by removal of brick and inspection with boroscope. No corrosion found.
Planning permission approved for the build, essentially a two storey extension the same size as the existing house, 28 January 2016.
Existing timbers treated.
Ground floor: Essentially, 40 foot by 17 of kitchen with high ceilings and as much glass as possible.
1st: An additional two large ensuite bedrooms with a large family bathroom and additional ensuite for master suite with dressing room.
Build starts 7/3/16.
Trees lowered at rear.Existing extention extension demolished.
Dig out the back and remove to front of house.

As at 23 June, Windows in, 1st Fix wiring and 'Megaflow' heating system. Cat 6 cabling to 'comms room'
Damp proof course instaled and RSJ with padstones in existing house.
Bi-fold doors and french doors installed to open rear of house.
Insulation (150mm), underfloor heating, plastered and RTU Ultraflo hemi-hydrate liquid screed (50mm) July 2016
Heating system: Underfloor manifold and 300l pressurised hot water cylinder
Exterior rendered and main bathroom fitted
Rear patio area excavated
Kitchen tiled with 800x800 porcelain tiles, kitchen fitted.
Staircase and ballistrades fitted, Parquet flooring restored
Reception room1 floored and decorated
Office / cinema area fitted
